What is the process for building your custom home with Landmark?
People ask me all the time what the process for building a custom home with Landmark is like I thought I would post an answer. The truth is building your dream home can be very rewarding and provide a very satisfactory experience. However, a dream home takes hard work and requires a great deal of responsibility on both the part of the builder, the designer and the client.
Building a custom home begins with a well thought out design, a solid set of specifications, and a thorough understanding from all parties involved. At Landmark we can design the home for you as well as build it, making it a much more effective and efficient process. After the plans are ready we can begin to scope the job and create a budget for the client.
Scope and Budget
The first step in the process is to define the scope of the home to be created and a budget that is in line with the expectations of the client. We begin with the spatial requirements and then define the general features that the client would like in their home. With these elements in mind we can put a price on the client’s dream home. At this point, the client must analyze how the home will be financed and must explore their all their options.
Design and Permitting
Once we have defined the scope and the budget, the next step is to find a designer for the home. Landmark offers in house designs but if necessary can also recommend top-notch architects. Once the designer has been selected the fun can begin! The design process begins with the creation of a space plan this will become the preliminary floor plan, elevations and a site plan. Once the drawings are approved the next step is to draft working drawings; these drawings will be used to request permits for the construction of the home. The design process typically takes between three to six months depending on the schedules of both the designer and the client.
During the design process, Landmark, the designer and the client will work together to define the specifications, the budget and finally the Construction Agreement. The Construction Agreement defines the responsibilities of both contractor and the client. At this point it is recommended that the client seek legal advise prior to signing the contract. The Construction Agreement is executed once the permit plans are complete but prior to their submission to the building department.
Construction

Close-out
Beyond the construction Landmark will be involved with the client to ensure that everything is perfect and that their dream home has become a reality. Landmark offers a one-year warranty on all their homes because we stand behind everything we build.
